It is a different brief from listing work
Estate agency photography exists to move a transaction. It favours wide angles, maximum brightness and complete room coverage, and it has a working life of about six weeks. Once the property sells, the images are deleted.
Photographing the same building as artwork inverts almost every decision. The subject is the building rather than the inventory, the client is usually the owner rather than the agent, and the output is a print that has to survive being looked at daily for years. That means fewer frames, far longer preparation, and compositions that accept shadow instead of flooding it out.
Four decisions that do most of the work
- Hour of the day
- Late afternoon and dusk give directional light and let interior lamps register against the sky. Overcast midday flattens masonry detail to nothing, which is precisely why agents like it.
- Lens
- Ultra-wide glass exaggerates proportion and immediately reads as commercial. A moderate wide through to a short telephoto keeps the building's real geometry intact.
- Verticals
- Keeping vertical lines parallel, by tilt-shift lens or by correction afterwards, is the single change that most separates architectural work from a snapshot of a house.
- Blending
- Interiors shot toward windows need bracketed frames blended by hand. Automatic HDR produces the grey, tonally dead look most people associate with property listings.
Printing decides the edit
Print size should be settled before the shoot, because it dictates how much depth of field and resolution each frame needs. A wide tonal range that looks rich on a monitor collapses on paper, so contrast is set for the stock rather than the screen.
Cotton rag papers hold shadow detail well and suit masonry and interiors. Gloss and metallic surfaces suit modern architecture with strong reflections, but they overwhelm period property and make brickwork look plastic.
